Once a humble threshing barn, Glass House Barn has transformed into a stunning contemporary wonder, with original features such as timber beams harmonised perfectly with stylish modern design. No expense has been spared on the very best quality throughout, including Suffolk solid Oak doors, zonal underfloor heating throughout, limestone flooring, electronic skylight windows with rain sensors, Symphony Kitchen, handmade hardwood windows, PV roof solar panels, air source heat pump, Farrow & Ball décor and much more.

The Barn enjoys an enviable position with a protected outlook across open fields of the Treago Estate, perfect for those seeking an awe-inspiring gem within tranquil countryside surroundings. The nearby village of St. Weonards (1.5 miles) has Post Office & Stores, St. Weonards Academy School and a historic church. The market town of Ross-On-Wye lies 6 miles east, while the full amenities of Hereford City are 10 miles distant.

The Property

Open Plan Living Space – Stepping through glazed French doors into a bright & spacious central room at the heart of the home; a truly unique space, showing off its vaulted ceiling with exposed timber roof supports and flooded with natural light from twin sets of French doors and Velux roof skylights, which are electronically controlled with rain sensors. The full 10m length is fitted in the underfloor heated limestone flooring, with wall-mounted mood lighting on both walls. A brand new Lotus wood burning stove with external flue installed beside solid Oak steps up into the Kitchen through a delightful Oak frame.

Kitchen – An outstanding, fully equipped ‘Symphony’ Kitchen, generously lit in three aspects: wall-to-wall windows, Velux skylights and large windows above the cooker. The central island has a sleek Granite countertop and doubles as a 2-seater breakfast bar. Solid wood cupboard units come in 2 complimentary colours; the bottom units are finished in ‘Duck Egg’, while the top is ‘Stone’. Integrated appliances include Caple instant boiling water tap & Belfast sink - Neff dishwasher, washer/dryer, microwave & extractor fan hood. Freestanding appliances are included with the sale: Rangemaster 1000mm gas range and Haier US style fridge/freezer with plumbed-in water.

Gallery/Study – A beautiful solid Oak & glass balustrade from the main reception room leads up onto a carpeted open landing; a perfect space for a Study or even a Snug area if desired. Includes wall-mounted lighting, cupboard housing, the underfloor heating manifold, and PV solar panel controls.

Main Bedroom With Ensuite – Well-proportioned carpeted Double Bedroom, enjoying vaulted ceiling with exposed beams, Velux skylight and wall-mounted bedside lighting. A sliding Oak door reveals the Ensuite, which comprises a freestanding rolltop bath with showerhead attachment, walk-in shower cubicle with deep green diagonal wall tiling, rain head & glazed screen, vanity unit basin with chrome mixer tap, anti-mist LED mirror, low flush WC and electric towel radiator.

Ground Floor Hall – Oak steps lead down from the Living Space to the Ground Floor Hall, with doors off into two further Double Bedrooms and Family Bathroom. The airing cupboard houses the hot water tank and downstairs underfloor heating manifold.

Bedroom 2 – Fully carpeted Double with wall-mounted bedside lighting, LED spotlights, dual aspect windows and exposed beams.

Bedroom 3 – Further downstairs Bedroom with fitted carpets, LED spotlights and exposed beams. Features a characterful ‘arrow-slit’ window, of which several are scattered throughout the property.

Family Bathroom – Beautiful modern, fully equipped Bathroom suite; bath with rain head shower, glazed screen & ‘metro mint’ splashback subway tiles, vanity unit basin with mixer tap, anti-mist LED mirror with shaving socket, WC and electric chrome towel radiator.

Outside

A private track from the road leads up towards the property alongside open fields of the Treago Estate. Beyond the cattle grid is a newly gravelled approach, with generous parking at both ends of the Barn to the right-hand side. French doors open to the patio, which fully capitalises on the beautiful setting. The remainder is laid to lawn with wood fencing at the boundary. Outside power sockets and two outside taps are also installed.

Planning permission is being sought for a Oak Frame two bay double garage/carport (see attached plans within photos). We are expecting full permission to be granted before the end of 2022, with options to build the garage separate to negotiation.
