An Edwardian 3 Bedroom Semi-Detached House with large garden close to Bromyard Town Centre.

Porch – Entrance Hall – Living/Dining Room Kitchen Downstairs WC 2 Double Bedrooms Single Bedroom Bathroom Cellars Garage Large Garden Private Driveway with Car Port

Situated West of Bromyard Town Centre, the property occupies an elevated position on Old Road. Believed to date back to the early 1900’s, this attractive period town house has a wealth of architectural features and has a newly redecorated interior. The accommodation is arranged over two floors with the living accommodation on the ground floor and the bedrooms and bathroom on the first floor. The property also has the benefit of useful cellars and a large attic.

On the ground floor, there is an entrance hall leading to an inner hall, which in turn opens into a large open plan double reception room. Next door is a kitchen at the rear of the property which overlooks the garden. Off the kitchen there is a small vestibule and downstairs WC.

Upstairs there is a generous landing and a beautifully proportioned main bedroom at the front. Next door is another double bedroom benefiting from a dual aspect and then at the rear there is a shower room and a small third bedroom, which could be used as a study or child’s bedroom.

Outside at the front, there is small garden and a block paved driveway leading to a garage at the side. At the rear of the property there is a superb long garden which extends to over 80 ft from the back on the house. To the side of the house there is block paved area leading to the pre-fabricated garage which links to the driveway.

Bromyard is an historic market town in east Herefordshire, famed for its pretty high street and antiques shops. The town has much to offer with a broad range of amenities with primary and secondary schools, doctors surgery, post office, gym and supermarket, as well as numerous independent shops including the renowned ‘Legges of Bromyard’, a superb butchers/delicatessen shop. The glorious surrounding countryside is highly regarded particularly the Bromyard Downs, just over 280 acres of open access common land, popular with walkers, runners and dog walkers. Slightly further afield are the Malvern Hills, an area of outstanding natural beauty.

Bromyard is conveniently located for easy access to Hereford (14 miles), Worcester (15 miles) and Leominster (12 miles), and the nearby Spa town of Malvern is approximately 11.5 miles away. Both Leominster and Malvern have main line train stations, and junction 7 of the M5 motorway is approximately 17.5 miles (distance are approximate).

The Property

The property is approached off the the driveway via a brick path through the front garden and leading to the front door. Under a mono pitched canopy porch a panelled front door opens into a small porch which in turn has a further door into the inner hall. Directly in front are stairs rising to the first floor, and down the corridor to the left is the open plan dining area and living area.

This open plan space was created by the current vendors to maximise natural light, improve the sense of space, and give the property a more modern layout. There is an original bay window at the front, a window to the side, and a window to the rear giving the space a triple aspect. There are superb proportions and high ceilings typically of the Edwardian era. There are decorative fireplaces in both the living area and the dining area. Throughout this space there are original pine floorboards that have been stripped and sanded. The side of the stairs, in the dining area, has original tongue and groove boarding. There are pendant lights in both areas, stylish modern radiators and tasteful decoration throughout.

The kitchen is a step below and features fitted base cupboards with work tops on two sides. It has a dual aspect with the window at the rear overlooking the garden. There is a stainless steel sink and drainer and laminate flooring. Off the kitchen there is a door leading into a small vestibule with a back door and a downstairs WC.

The stairs to the first floors have been painted and have a stylish runner which continues to a gallery landing. At the front of the house is the main bedroom which features the bay window that continues up from the ground floor. This is a very well proportioned bright room thanks to three windows and high ceilings. It has carpeted floors, a pendant light, picture rail, and a panelled door.

Next door is the second bedroom which has a dual aspect, and also has carpeted floor, picture rail, a pendant light, and panelled door.

At the far end of the landing there is a short corridor leading to the third bedroom which has pine floorboards, a window overlooking the rear garden, and a pendant light.

Next door is the shower room, with corner shower cubicle and electric shower, WC, pedestal basin with mixer tap, and laminate flooring. There is obscured glazing, a heated towel rail, and a ceiling light.

The cellars are accessed via a door from the kitchen. They comprise two spaces similar in size to the living area and dining area above. There are small windows to light wells in both rooms. The area below the dining room has been lowered, and has a concrete floor.

The garage is constructed a pre-fabricated concrete panels and has a sheet metal profile roof, side door, window, and double doors at the front.

Outside

The rear garden is enclosed with mature hedges on all sides, and is mostly lawn with several mature shrubs on the borders. It features a block pave path to one side leading down to the bottom of the garden where there is a timber storage shed. There is block paving between the side of the house and the garage and it extends beyond the back of the house, creating a large patio.

To the front of the property is the driveway on the left and on the right a small garden with assorted shrubs, and a path to the front door.

The driveway at the side of the house leads to the garage, it is block paved and has space for two vehicles one behind the other. There is covered area in front of the garage forming a simple carport.
