Kitchen/Dining Room – Sitting Room – Music Room – Utility Room – Downstairs WC – 3 Bedrooms – Family Bathroom – Workshop/Home Office – Landscaped Gardens – Off-Street Parking

Ivydene is a Victorian semi detached house that has undergone two extensions and had an extensive refurbishment under its current owners. This includes a substantial two storey rear extension, a single storey side extension, internal remodelling, modernising throughout, and landscaping of the gardens, including a workshop/home office, paved sitting areas, and block paved off street parking area. The resulting property has a combination period character with the convenience of a modern layout.

The original part of the property is constructed with red brick under a slate tiled roof with end chimney stack, dog tooth corbelling, mellow stone window sill & lintels, and at the front of the property an oak framed apex canopy porch with slate roof. The rear extensions have rendered block cavity walls with slate roofs and blue engineering brick detailing. The single storey side extension features three large roof light windows filling the open plan kitchen dining room with natural light. There is double glazing throughout including fully glazed French doors that open onto the garden at the rear. Internally the property has a stylish finish with good quality fittings throughout.

Victoria Road is approximately 10 minutes walk (1/2 mile) from Ledbury town centre, within a popular residential area west of the high street, away from the main roads. The area is a characterised by Victorian houses with good sized gardens. A short walk down the road from the property is the Victoria Road meadow, a public park/picnic area which connects to the Ledbury Town Trail, an easy access pedestrian route around the town, popular with dog walkers, runners and cyclists.

The historic market town of Ledbury frequently gets voted as one of the best places to live in the country, thanks to its thriving historic high street, strong community spirit, excellent local schooling, good transport links and beautiful surrounding countryside. There are a wide range of amenities within the town including numerous independent shops, restaurants, public houses, supermarkets and banks. Further afield the Cathedral cities of Hereford, Worcester and Gloucester are within easy access and provide further amenities.

Ledbury has the benefit of a mainline train station with direct routes to London Paddington, Birmingham New Street ,as well as connections to South Wales. The national motorway network can be accessed at the M50 Motorway (JCT 2) 4 miles south of Ledbury.

The Property

To the front of the property there is a small gravelled front garden behind a low level brick wall. Below an oak frame canopy porch is a part glazed front door (unused) which opens directly into the sitting room. To the side of the property is a large block paved parking area and behind a brick wall with brick columns and timber panel infills. A timber side gate opens into an Indian sandstone terrace area and leads the main door into the kitchen dining room.

Upon entering the kitchen dining room you are struck by the fantastic space and light the room offers. On the left there is an area for hanging coats with a fitted bench and integrated cupboards for storing shoes. The kitchen area is light and bright with a triple aspect. There are fully fitted pastel grey gloss cupboards and a woodblock worktop. There is a 6 ring gas range cooker with stainless steel extractor fan above, an integrated fridge and freezer, dishwater, and a ceramic sink with drainer and mixer tap, below a window overlooking the rear garden.

The dining area features glazed uPVC French doors which open onto the garden. Opposite there is a fitted pew-style bench with storage and a feature wallpapered wall. There are recessed downlights to the dining area, pendant lights within the kitchen area, and wood effect laminate flooring throughout.

To the right of the main door is a corridor with a useful storage cupboard at the end, on the left is a WC and next door a utility room. The utility room has fitted base and wall mounted cupboards, a composite countertop with round stainless steel basin, and space and plumbing for a washing machine and tumble dryer. There is also space for a further fridge freezer.

On the right of the corridor is an opening into the music room which has stairs to the first floor and a door leading to the sitting room. Beneath the stairs is a storage cupboard which has been cleverly converted into a micro office. The music room has copper slate tiled flooring and recessed downlights.

The sitting room is carpeted with a central brick lined feature fireplace with inset wood burning stove. There is modern double glazed sash window and part glazed front door, not used by the current owners.

Upstairs there is a carpeted landing area with recessed downlights, timber balustrade and obscured glazed window above the stairs. A step leads up the the main bedroom at the front of the property. A light room with painted original floor boards and a double glazed window. There is a hatch to the loft.

Opposite the top of the stairs is the third bedroom, a single room, ideal for a child or used as a study, it is carpeted with pendant lighting and a view over the side garden.

Next on the left is the luxurious family bathroom with travertine tiled flooring. There is a modern central fill roll top bath with travertine surrounds and antique style pastel coloured subway tiles. At the centre of the room there is a ceramic bowl basin on a travertine top plinth with storage below and inset mixer tap with subway tile splashbacks. There is an obscured glazed window and on the right there is a WC, and a glass shower cubicle with subway tiling and mains feed shower. There is a traditional style heated towel rail.

At the end of the corridor is the carpeted second double bedroom with a view over the rear garden and pendant light.

Outside

There is a block paving parking area at the side of the property for two vehicles which is sufficiently deep enough for most motorhomes or caravans. To the right of the parking area is a timber gate leading to the garden and main entrance.

The garden is fully enclosed all of the way around with a 6ft timber fencing fronted with a mixture of flower beds and hedging. Upon entering the side gate there is Indian sandstone paving area which runs along the side of the property and wraps around the back. There is a sitting area at the front left corner which catches the morning sun, an ideal spot for morning coffee. To the side there is a well stocked brick built raised flower bed. Towards the back of the property steps lead up onto the lawn and a gravel path leads to a workshop/home office.

The workshop/office is a solidly built timber framed building split into two parts; a workshop and a home office/music room. The left side is the workshop with secure double doors, a concrete floor, strip lighting and fitted base and wall cupboards with worktops. The right side has a side access door and window and is carpeted with pendant light, ideal for a home office, music room or storage.

At the back right of the garden is a Indian sandstone paved al fresco dining area with pergola which catches the evening sun.

The main part of the garden is a level lawn and has steps leading down to the kitchen dining room.
